Shingle Type Roof

There are two types of Shingle roof installations

Tear-off/New installations:

Our expert technicians can tackle any size project to supply your new shingle roofing needs. A tear-off means we’ll peel your current roof down to the plywood, with the hope to replace any molded or rotted wood. This is the favored method of a shingle roof repair or replacement. Over-lay Installations:

We present different options depending on budget and needs. We offer “Over-Lay” installations that come with the same great perfected look, but with a affordable price

Sealing and Coating

Silicone Roof Coating:

Out of all of the silicone roof coating selections, acetoxy-cure and oxime-cure silicone sealants are the highest in demand roof coating choices. The acetoxy-cure is affordable and resistant to discoloration and UV rays. But on the other hand, oxime-cure is a bit expensive but resistant to both metal corrosion and most weather conditions. The disadvantage of the acetoxy-cure is that it’s prone to metal corrosion and the oxime-cure tends to discolor due to UV rays.

Acrylic Roof Coatings:

Acrylic roof coatings are created from an elastomeric membrane which comes with a type of seamless protection to the roof. They are very high in demand because they are affordable, durable and, lightweight and provide these benefits to the roofing:

  • It is resistant to dirt and weather changes
  • Eliminates leaks and seal the seam
  • Maintains the roof’s original shape for a long time
  • Protects the roof from the UV rays damage
  • Keeps the property cool in summers

Single-Ply Membranes:

Single-ply membrane coatings are used for low-sloped roofs due to the membranes used in this method are pre-manufactured to help roll off the roof smoothly, creating a perfect layer. Most products like chemical adhesives, ballast, or mechanical fasteners are great for keeping the single-ply adhered to the roof.

Picking the Right Roof Coating:

It is critical to know the chemical blueprint of the roof coating product you choose because it can adversely affect your roof. Take stock of your existing roof material and your exact goals which might include roof restoration or repair, energy conservation, or reflecting UV rays. This will help you select the most suitable coating for your roof. The most important thing is to get a coating that meets your specific roof style and type.

New/Repair construction

Do I Need To Do Partial Roof or Full Roof Replacement?

Did  a tree fall on your house and puncture a section of your roof? Or did a hail storm damaged one part of your roof? do you have to do a full roof replacement or can you do a partial roof replacement? We answer these questions below!

Partial Roof Replacement:

If it’s replacing lost shingles that blew off in a windstorm or shingles that’s been affected by some hail/wind damage. Those are usually easy to remove and replace with new shingles. These new shingles may not match your old ones, but it’s a great temporary fix for the short term. If the roof hail/wind damage is more significant than a few damaged shingles and it’s limited to only one side of the roof, then a partial roof replacement may be more affordable than replacing the whole roof.

With that being said, there is also a good risk that other problems will arise. For instance, if your asphalt roof has two or more layers, all the layers must be removed before a partial re-roofing can be started. The more layers to be removed, the higher the labor cost and disposal fee. In a verity of cases, the labor and disposal costs are the same for a full roof replacement as they are for a half roof replacement.

The other potential problem that is there, is the ridge line will not be balanced. This occurs when the old roof is a few inches higher than the new roof, so there is a lopsided effect that is visible at the ridges. In some cases even a ridge cap cannot correct this problem.

A partial roof replacement is an option to consider, especially with a small budget, but there are some significant benefits to replacing the whole roof.

Full Roof Replacement: (A full roof replacement may be more affordable in the long run, and here’s why.)

Roof Age

One huge factor to think about when trying to decide about partial or full roof replacement is mostly the age of the roof. Asphalt shingles have an average lifespan of 25-50 years, based on if they are 3-tab shingles or architectural shingles. If you replace one part of the roof, it creates an inconsistency in the total lifespan of the whole roof. For example, if one slope of the roof is replaced and the other slope is left alone, the total lifespan of the roof is decreased.

Roof Aesthetics

Another one of the factors is aesthetics. As shingles get older, they can look different, and it becomes basically impossible for new shingles to match the original color. The front slope of the roof may look different than the back slope because of how the sun, wind, rain and hail hit the roof among plenty of other variables. The sun’s angle on your roof will most likely affect the shingle color. It would be like wearing a pair of shoes where one shoe is brand new and the other shoe is 5 years old. No matter what you do, the old shoe will never look like the new glove. (imagining that the old shoe was worn lol)

Roof Logistics

The last factor to look at is the logistics of a weather damaged roof replacement. If your Dry Patrol Roofing Tech and/or your insurance company agrees to a partial roof replacement, that does not necessarily mean it’s in your best interest to proceed. Every roofing system ages at different rates, and some roofs are simply too old to handle a partial roof replacement which can be more harmful in the long run. Also in a handful of cases, the plywood under the shingles can become rotted out and must be replaced with new plywood, and when this happens, a partial roof replacement is not recommended by us.

So What Are The Next steps………

Once you have decided whether you want to do a partial or full roof replacement, the next step is to decide whether to install your new roof over the existing roof or to tear off the old roof first. If you already have two layers of shingles, you cannot add on to it; the roof must be replaced. If you only have one layer of shingles, you may not have to remove them before installing a new roof.

However, with severe weather in this area shingles will hold on better if they are directly fastened to the roof deck. Another good reason to remove all of the shingles is to inspect the roof deck for rotten plywood. If you have rotting wood, that needs to be replaced right away. Starting with a clean roof deck which allows you the choice to add ice and water shields along the eaves, which helps prevent ice dams from forming in your gutters.

Roof inspections are basically inspections of the roof.  Where we look at key areas that determines the integrity of a roof and how long it may last. The roof damages that we find are recommended to be repaired for it to last a long time. Don’t worry though, Our roof inspectors won’t climb up on your roof or the roof of a home you are thinking of buying and pull apart shingles or tiles. Our roof inspectors have special practices that they do to determine the lifespan of a roof without tearing it apart. Most people think that roofing inspectors need to pull up part of the roof to do a thorough examination, but if we consider your roof as our own roof, we wouldn’t want anyone tearing holes in our roof just to see if it was in good condition.

Spoilers! Roof Inspectors Are Not The Same Home inspectors:

While most home inspectors look at the overall condition of the house, roof inspectors focus only on the roofing condition. They have special equipment like infrared temperature sensors so that they don’t have to climb on top of your roof to test the shingles. the infrared procedure is used to locate parts of a roof that is warmer or colder in temperatures than the rest of the roof. These “hot spots” can show a roof inspector just exactly where heat is escaping.

Tile roof

There are a few different directions for tile roofing

Tile Repair:

Weather conditions can occasionally cause your tile to shift out of place and/or fracture and break some tile as well. This is not good! The longer you wait to get your tile repaired, the longer your underlayment (leak barrier) is exposed to nature’s unforgiving weather conditions. Underlayment Repair/ Replacement:

The majority of people would be surprised to learn that the underlayment (beneath) the a tile roof, is in reality the most important layer of your roofing structure. This is the layer that we like to describe to as the “leak barrier” that genuinely waterproofs your home when installed by professionals. In order to replace and/or repair the underlayment on your tile roof, we must carefully remove all tile and tear-off what will need to be replaced. Once your new leak barrier is installed, we carefully place the tile back on.

Flat roof
